Monthly Management Fee

$99 / Unit / Month

Includes:

  • Rent collection and owner disbursements

  • Tenant communication and enforcement of lease terms

  • Maintenance coordination and vendor dispatch

  • Owner reporting and documentation

  • Portal access for owners and tenants

Does Not Include:

  • Leasing and tenant placement

  • Property inspections

  • Repair costs and vendor invoices

  • Turnover or renovation project work

These services are handled separately when they occur.

Event-Based Fees

Leasing/Placement

$900 Per Placement

  • Marketing and showing coordination

  • Applicant screening and selection

  • Lease preparation and execution

  • Initial onboarding and documentation

Applies when a new tenant is placed.

Renewals

$100 Per Renewal

  • Renewal coordination and documentation

  • Rent review and adjustment process

  • Updated lease execution

Applies when an existing tenant renews.

Takeovers

$100 Per Takeover

  • Onboarding review and setup

  • Required initial inspection and documentation

Applies when Capstar assumes management with an existing tenant.

Inspections

$100 Per Inspection

All inspection reports are documented and provided through the owner portal.

Purpose

  • Verify habitability and lease compliance

  • Document property condition

  • Identify maintenance issues early

  • Protect long-term asset value

Applies When

  • At onboarding (takeover or new placement)

  • Quarterly during active management

  • As needed for compliance or escalation events

Maintenance & Project Coordinations

Routine Maintenance

  • Cost-plus 15% management fee
  • Capped at $250
  • Owner approval required above $500 thresholds

Turnovers & Renovations

  • Cost-plus 20%
  • Owner approval required
  • Separate construction contract required

To maintain consistency and protect property performance, the following are required:

  • Use of the owner and tenant portals
  • Quarterly property inspections
  • Maintenance of habitable properties
  • Timely owner approvals when required
  • Compliance with Capstar policies and procedures
